Our services include

  • Rent collection – rent is due on the first day of the month and considered late after the 6th day of the month. Washington law requires a 5-day grace period.

Advertising

Our goal is to rent your property as quickly as possible to the best possible tenant. Your rental property will be advertised on Zillow.com, Hotpads.com, Trulia.com and our website, CRProps.com, and in our office on our availability listing.

Screening Process

Tenants are screened for credit history (timeliness of payments), criminal history (no felony convictions in the last 5 years; no drug convictions in the last 10 years; no registered sex offenders), public record (no evictions < 10 years old) and history of tenancy, if available. Deposits

We require the following deposits:

  1. Security Deposit
  2. Last Month’s Rent Deposit
  3. $500 Non-Refundable Pet Deposit (if applicable) for all non-ESA and all non-registered service animals.

All security deposits are kept in a pooled, non-interest-bearing security deposit trust account as required by law until the tenant has vacated and all make-ready cost or repairs have been completed.

Rental Agreements

Our Rental Agreements are designed to protect you and your investment. Keeping on top of the latest local, county, state and federal property and tenant laws guarantee that our leases and practices stay compliant with the Federal, State, County, Local laws and guidelines as well as the Fair Housing statutes.

Rent

We collect and process all rent from tenants. Rent is due on the first of the month and late on the sixth. Washington state requires a 5-day grace period.  We strictly enforce an on-time rent payment policy with notices posted every month as required by law.

Pets

Owners do not have to allow pets, unless a registered service animal or emotional support animal with required paperwork signed by a physician has been presented by the tenant. If tenants have an approved pet, a $500 non-refundable deposit will be required. All pets will have been registered on PetScreening.com. At a minimum, we will not allow any of the dog breeds that are considered aggressive:  Chow, Doberman, German Shepherd, Pitbull, Rottweiler and Staffordshire Terrier.

Inspections

We schedule occupied inspections with tenants annually. This inspection is to ensure that there are no unauthorized pets or tenants and make sure that the property is being maintained following the guidelines agreed to in the rental agreement.

Maintenance

Our Maintenance Coordinator works closely with local contractors and vendors to handle repairs. We manage the repairs to make sure that the work is done well, cost effectively and with the least impact to your tenant. We stay in close contact with each owner about the repairs to ensure there are no surprises.  We only hire skilled vendors that are licensed, bonded and insured to do the required work.

Tenants have the option to submit an online maintenance request form, call our office, or use our 24-hour emergency phone service if they have an issue outside of normal business hours.

Management Fees

Our service charges a percentage of rental income.  We do not mark up maintenance invoices.  When your property is vacant, you’re not making any money, and neither are we.  Our percentage rates are based on the level of service required, the type of property, the number of units, location and the overall condition of the property.
